The Effingham Park of Commerce (EPOC)
is located south of Rincon, Georgia just inside
Effingham County, four miles west of Interstate 95
on Georgia Highway 21. The Park of Commerce
consists of commercial and industrial zoned
properties.
The
commercial tract consists of approximately 60 acres with
direct access to Highway 21. The recent population
growth in South Effingham and West Chatham counties has
created a demand for presence by retail and supply
companies.
The industrial tract consists of
large parcels for warehousing
and distribution, as well as smaller parcels for light industrial uses. An
increase in tonnage through the Georgia Ports Authority
(GPA) has necessitated the construction of new cargo
handling facilities with more in the planning stages.
The Park of Commerce is approximately 9 miles from the
Container Central at GPA. The recent success of

The park has 80-foot street
right of ways with two curb cuts from Highway 21, as
well as a median cut, offering ease of tractor-trailer
ingress. All utilities, including water, sanitary
sewer, electricity, natural gas and fiber optics are
located on the property.

forty acres are available. Industrial and
commercial zoned properties are available.
Effingham Park of
Commerce is ideal for commercial and industrial business
uses that require proximity to the Port of Savannah and
the Interstate Highway system, but with low property and
ad valorem tax rates. Effingham County is a free
port county.
